The Collins Chabane Local Municipality has appointed Tirhani Auctioneers to dispose of 39 vacant business stands located in the newly established business district Malamulele-BA.
These business stands ranging from 2828 m² to 2.6 ha offer prime real estate investment for business owners and investors alike.
*The stands have the following services: Water, Sewerage, Electricity (the electricity has been vandalized but will be reinstated post auction)
Viewing and bidding registration assistance will be provided at a bidding a centre from the 9th to the 13th of June 2023.

IMPORTANT INFORMATION:
- Invoices are made out to buyers/purchasers who are registered bidders in terms of clauses D (1) (1.6) and (1.8) of the Rules of Auction.
No changes to purchase statements will be allowed, and the splitting of invoices among buyers is prohibited. The registered bidder is responsible for the payment of the full invoice.
- The registered bidder will be required to complete the Offer to Purchase. No transfers or exchanges to another person/company name will be entertained.
- Should the buyer’s details on the Offer to Purchase not match those of the registered bidder, the transaction will be cancelled.
- Do not bid at this online immovable property auction unless you have inspected the property and you are satisfied with its condition.
- By signing the Rules of Auction, you consent and agree to be bound by the Auctioneers General and Specific Rules of Auction in addition to any other conditions specified by the Auctioneer or the Seller.
- If you bid for the property and are declared the highest bidder and purchaser of the property, please note that no retractions will be entertained thereafter, irrespective of the claim.
- Please pay attention to the Special Conditions stipulated in Clause 22 of the Offer to Purchase:
22. SPECIAL CONDITIONS
22.1 The Parties hereto agree that the property shall be developed within 5 (Five) years of transfer into the Purchasers name.
22.2 Failure to adhere to development of the property within the 5-year period shall result in a R5 000 (Five Thousand Rand) monthly penalty fee payable per month to the Seller for a period not exceeding 6 months. Thereafter the Seller reserves the right to resell the property and refund the Purchaser only the original purchase price of the stand per this Offer to Purchase, it being noted that improvements to the site by the Purchaser do not form part of the original purchase price.
Control of the auction shall be entirely managed by the auctioneer, who has the sole right to regulate the bidding process and control the bid increments. The auction will be conducted per rising bid in South African Rands.
STAGGERED CLOSING: The lots will close out at one (1) lot every 2 minutes (plus Extended Bidding)
EXTENDED BIDDING: This auction features EXTENDED BIDDING. Any lot with a bid within 2 (TWO) minutes of its scheduled closing time will remain open for bids past its normal close; it will go into extended bidding.
MAX BIDDING: When you place your maximum bid, it will be placed at the reserve price if said max bid exceeds the reserve. If the Max Bid amount is below the reserve, the bid will be placed for the full amount. The 'System' will automatically bid against you at the set increment until reserve is met, at which point the system will stop. If you are the highest bidder, the lot will be sold to you, unless another bidder out bids you.
TECHNICAL ISSUES: In the event there are technical difficulties related to the server, software, Internet or any other online auction-related technologies, Tirhani Auctioneers reserves the right to extend bidding, continue the bidding, or close the bidding. Neither the company providing the software nor Tirhani Auctioneers shall be held responsible for a missed bid or the failure of the software to function properly for any reason.
